@cosine_distance @_holyweather Raw land is relatively more risky because it’s not generating any income to cover property taxes… there’s unknown unknowns wrt development (soil contamination, zoning changes, etc) and it’s quite illiquid- developers use leverage and are sensitive to interest rates & forecasts
